From there we put together a written scope and timeline before any work starts, order materials, and keep one in-house crew on the job from start to finish — no rotating subcontractors, and no surprise change orders once work begins.
Permitting works the same way everywhere we serve: incorporated cities like Panama City, Destin, and Freeport handle permits through their own building department, while unincorporated communities like Southport, Santa Rosa Beach, and Grayton Beach permit through their county's building division instead. Additions and gut renovations almost always need at least one permit — sometimes several, if the project touches structural, electrical, and plumbing work in the same job.
